GLVAR's MLS is Going GREENBy: Stephanie Hill, MLS/CA Director , 6/1/2011
The increasing costs and the environmental impact of creating energy are driving social and economic demand for greater energy efficiency. The importance of water conservation, air quality is expected to grow in the coming years, and those properties with efficient attributes are expected to become increasing desirable.
GLVAR's MLS Green Resource Workgroup has been diligently working to make necessary green/energy efficient changes to the MLS system. Over the past six months, the workgroup have held meetings, researched and revised the MLS to incorporate these important fields into the MLS. While the MLS understands that green features represent only a small section of the Southern Nevada home market, they believe consumers are tuning toward the trends of energy efficiency, indoor air quality and overall better built construction. If you are worried that you may not understand what some of these new fields mean, your MLS has covered that! GLVAR will house a GREEN Tool Kit on the www.lasvegasrealtor.com website which will include a glossary of terms, useful links, green home certifications. . . and much more.
By mid June 2011 these new fields will be implemented into MLXchange, the detailed reports will incorporate either the new fields or additions to existing pick list values and the modification of the data input worksheets. Below is a small list of the new Green/Energy Efficient fields you will see:
- New Green features field - Energy Audit Available, Low Flow Faucets, Solar Electricity, etc.
- New Hot Water Heater Field - Recirculating Hot Water, Solar Water Heating Panels, Tankless, etc.
- Green Certification - Certifying Body, Year Certified, Green Certification Rating
- Parking Description - Electric Car Hookup
- Baths - Dual Flush Toilet(s), Low Flow Shower
- Energy Star Appliances
- Heating/Cooling Description - High Efficiency HVAC, Programmable Thermostats, etc.
- Energy field - Insulated Doors, Insulated Windows, etc.
- Utility Information - Solar Panels, Solar Screens, etc.
Please remember when entering a listing into the MLS you make a concerted effort to provide as much detailed information on the property and represent said property in a correct light as not to mislead fellow agents or the consumer. A Green MLS benefits everyone, from the home owner investing in better insulation to local builders' utilizing new energy efficient techniques. Thus, a green MLS can help contribute to a better environment and assist consumers to save money in the long run.
